First, look at the outside of your house, or your curb appeal. Take a fresh look at the exterior of your house from a street view. What jumps out at you? What wonderful features seem hidden?
Knowing this helps us to choose what steps we can take to invite buyers from the street and into your house. If your house isn't attractive on the outside with refreshed paint and colorful greenery we'll need to address those as well. Refer to the Curb Appeal Checklist and add dollars to your house's final selling price.

Make yourself at home...
Could a buyer envision themselves hanging out in your living room, relaxing in your spa tub or studying in your home office? I want your Open House to pleasantly accept buyers and offer them a sense of comfort. I'll help you do this by recommending small improvements that enhance the features of your house.
I'll advise you put in storage things that give the look of clutter. Tabletops should be clutter-free. Kitschy sculptures, sentimental items, family photos, and refrigerator drawings should get moved out of sight. You need to "neutralize" the home so buyers can see it as their new house.
Every area gets a once-over. Improvements that directly impact your bottom line include easy-to-fix items like furniture pieces that should get removed, rooms that need neutral paint, carpet that needs steaming, fixtures that need replacing, and windows that need cleaning.
With me by your side, you'll know that your house is appealing and that it's comfortable, avoiding "offensive" or "personalized" shades on the walls and furniture. And if the house is empty, you can consider temporary furnishings. You want your home to look lived in as opposed to bare and uninhabited.

Setting the Stage
In the short time that your house will be on the market, we want to engage the buyer's senses.
Brightening up your interior is of major importance, so we'll do things like open curtains and reduce shadows where needed to invite the buyer inside. Together we'll enhance the ambiance with enjoyable music to listen to while guests enjoy your home and ensure a nice scent circulates throughout your home. We'll incorporate cozy-looking throws, and pillows on your sofa and bedding. Buyers should feel like your current home has the potential to be.
